Salmon Beach Background |
Located approximately half way between Ucluelet and Toquart Bay, Salmon
Beach was originally surveyed in 1893 as Toquart Townsite, Toquart Harbour /
Barkley sound. The current area of Salmon Beach is contained in section 49
of Plan 510 of Clayoquot District, which is comprised of approximately 400
fee simple lots.
Salmon Beach can be accessed by Highway 4 via the Toquart
Bay Road, also known as Maggie Lake Forest Service Road,
at Kennedy Lake, then on to a
branch road constructed by Marhal Investments Ltd.

In
1992, Marhal Investments Ltd. purchased the properties and
commenced development of the lots, putting in roads, ditches
and clearing the properties for occupation. These lots were purchased with a zoning of Recreational
Campsite (Marine) in place, which allowed for an RV unit and
a 250 sq. ft. structure. Occupancy was restricted to 180 days per year.
Marhal Investments recently sought and received approval
in 2003 for rezoning, which now allows the building of cottages
of either 560 sq.ft. or 768 sq.ft. depending on lot size.
This has had a positive impact on the price of property
at Salmon Beach. It is anticipated that prices of property
will continue to rise at least until the 2010 Olympic Games.
The occupancy is still 180 days per year
and does not have to be consecutive days.

The
remote location of Salmon Beach requires full time caretakers
on site to provide 24/7 security and maintenance within this
gated community. This service, along with transportation (gravel
road maintenance), garbage, recreation (maintenance and upkeep
of the boat
ramp, playground, tennis
courts, etc.), water (well maintenance, including water testing),
and sewage disposal, are overseen by the Salmon Beach Service
Committee, which
reports to the Alberni / Clayoquot Regional District Board.
The budget is funded through taxation. Taxes are levied by
the Board at a rate of $10.00 per $1,000 assessed value.

Societies Act of British Columbia, are responsible for
the day to day
operation as well as long
term planning.

Of particular interest in Barkley Sound is the eel grass, which grows in the
waters in front of Salmon Beach. The eel grass is a major herring spawning
bed. Residents can observe an unbelievable spectacle of whales, sea lions,
eagles, great blue herons and seagulls feeding on the millions of herring
during March and April. The remote location, coupled with the abundance
of wildlife, great fishing and spectacular views of the ocean and mountains
attracts owners who are largely comfortable with a wilderness setting and
enjoy the getaway from the large cities’ amenities.

The recent rezoning to allow cottage construction will allow for a greater level
of living comfort, even in the winter months when storm watching is becoming
an ever more popular pastime.
Marhal Investments still retains an inventory of approximately 39 lots.
As these lots are sold, it is anticipated that it will have a significant impact
on the lifestyle and infrastructure at Salmon Beach. The SBOA is working
with a regional district sponsored planning team to ensure that the vision
shared by the owners at Salmon Beach will become a reality and the rustic
lifestyle will be enjoyed for generations to come.

Salmon Beach is designated a recreational village. Consequently, no
commercial activities are permitted within the confines of Salmon Beach.
Adequate retail services, including groceries, propane and fuel are available
within a 10 minute drive to the Macoah store (Toquart Store), thereby
eliminating any requirement for a similar activity at the Village. Similarly,
accommodation and general businesses are all located in Ucluelet and
Tofino.
